A deed is a legal document that transfers title of real estate from one party to another. 

A transfer on death (TOD) deed is a deed that transfers title of real estate to a party at the death of the transferor.  West Virginia law sets forth a number of requirements that must be met in order for a deed or a transfer on death (TOD) deed to be valid.
